Summary:
ODS was awarded a £100,000 contract to refurbish the fascias and guttering at a multi-use community facility in Swindon, owned by Swindon Borough Council. The project also involved replacing decayed external doors with commercial-grade aluminum doorsets. Despite encountering unexpected challenges with the building's roof structure, ODS successfully completed the project while ensuring the facility remained operational. This approach minimised disruption to its various users, including a nursery, youth club, and adult social classes.
Requirements:
The project aimed to enhance the building's external durability and aesthetics by overhauling the fascias and guttering for better weather protection, replacing decayed external doors with durable aluminium doorsets, and quickly addressing unforeseen structural issues with the roof to prevent further damage.
Challenges:
The roof structure deterioration, discovered after removing the fascias, required immediate repair. This was complicated by the need for asbestos removal and the urgency to complete repairs before incoming storms threatened the exposed roof.
Late changes to the design of the aluminium doorsets had to be incorporated without causing delays to the project timeline, adding complexity to the planning process.
The facility remained fully operational, so ODS had to carefully coordinate work around the schedules of user groups, to minimise disruptions.
Solution:
To address these challenges, ODS swiftly arranged timber repairs and replaced felt and battens around the roof's perimeter to ensure structural integrity after discovering its poor condition. They safely removed asbestos undercloaking to replace rotten beams on the building’s gable elevations and completed roof repairs under tight deadlines to protect the structure from incoming storms. ODS also adapted to design changes for the aluminium doorsets without causing project delays. To minimise disruption, the team worked closely with building users, scheduling work to avoid interfering with childcare activities.
Results:
The project was completed on time and within budget, successfully addressing unforeseen roof issues and design changes. ODS repaired the roof’s timber structure, replaced fascias and guttering, and installed durable aluminium doors, improving the building’s structural integrity, security, and usability. Despite the construction, the facility remained fully operational. This approach ensured continued delivery of essential community services, all while enhancing the building’s functionality.
