Summary
23 – 25 Broad Street is a Grade 2 listed property, situated within Oxford’s conservation area, renowned for its historical and architectural significance. As with many heritage properties, maintaining the structural integrity and aesthetic authenticity of the building is essential. However, the existing roof of this property had developed several defects, including issues with the lead sheet, masonry, and rainwater goods which were contributing to damaging leaks in the properties below.
Requirements
Highly skilled craftspeople were needed to undertake the specialist heritage restoration works within the confines of central Oxford. The winter restoration programme included the removal of existing lead and slate roof coverings, resetting of roof falls, installation of new lead and slates, plus remedial work to render, brick and rainwater goods.
Challenge
Heritage preservation: Being a Grade 2 listed property within a conservation area, any restoration work needed to comply with strict regulations to preserve the building’s historical and architectural integrity.
Complex defects: The roof exhibited multiple defects across different components, including the lead sheet, masonry, and rainwater goods. These defects required a comprehensive and sensitive restoration approach.
Preventing further damage: Prompt and effective restoration was necessary to prevent further deterioration and damage to the properties below.
Solution
ODS collaborated with its extensive supply chain to source the specialist trades that were required to undertake high quality lead sheet roofing in a conservation zone. Because the works were scheduled for the unpredictable winter months, ODS installed a fully enclosed scaffold with a temporary roof to protect the building structure while works were carried out.
Results
The restoration of 23-25 Broad Street is a prime example of how careful planning, skilled craftsmanship, and adherence to heritage conservation regulations can successfully address complex restoration challenges.
